Quick answer: Before touring any NYC apartment, a buyer should (1) put pen to paper and calculate their total monthly housing budget: approx mortgage, principal and interest, taxes, common charges, insurance, and utilities combined, (2) write down exactly three non-negotiables for what home means to them, and (3) get pre-approved by a mortgage lender to understand what is possible and the financing limits. Do these first, and everything after that becomes much easier and the apartment search flows with clarity and order.

Before you start scrolling through listings. Before you start saving, wishing, touring. Hold your horses. There are three things I want you to do first AND they'll save you months and a lot of stress.
I say this to every buyer who walks in wanting to see apartments immediately: the touring is the exciting part, but it's not the first part. Get these three things nailed down and you’ll thank me later.

1. Map out your total monthly housing number
Not your purchase price. Your total monthly housing expense:  mortgage, principal and interest, taxes, insurance, utilities, common charges. All of it, added up.

Sit down and write that number. This is the number that dictates everything else. This is the number you live with monthly. Not your purchase price. Without a monthly number attached to your home search, you can actually live with.

2. Write down three non-negotiables. Not five.
What does home mean to you? What do you actually want? What's a non-negotiable? What’s your vision of home? The space, the feel, the area, what is right outside your door? 

Just three. Not five. If you write five, one or two of them are likely preference and aren't actually real or realistic. In NYC everything is a trade-off. The sooner you can arrive at your “Priority Three”, the cleaner your search will be. 

Here's the part people don't expect: those three things will probably change as you go. Where you start is not where you finish. That's normal. The search process is all about starting with a solid foundation, sharpening your lens, building context, and getting more clear with what is most important to you. 

3. Talk to a mortgage lender. A good one.
Before you talk to me…(or talk to me and I'll point you to the right person), you need to be in conversation with a mortgage lender. And not just any lender. Not a mortgage website. If you are going to Google to get a pre-approval, you are missing the mark. You need a lender with expertise. Empathy. One who's detail-oriented, professional, creative, and can actually make things happen. Someone with real bedside manner, who takes the time. You are not just another file.
